How long does it take to sell a home in Green Hills?
Homes that closed in the last three months averaged 32 days on market, and the median was 21 days, as of my October 30, 2026 snapshot. Those figures only count homes that actually sold, and any one house can take more or less time. I keep the latest numbers on my market page.
What is driving Green Hills home prices right now?
I would rather show you the numbers than guess at causes. As of my October 30, 2026 snapshot, there were 109 single family homes for sale, 31 under contract, and 87 closed in the last three months, and the homes that closed sold for an average of 96.87 percent of their list price. I price every house against the recent sales around it, so the most useful thing I can do is walk a specific address against the closed sales in my monthly report.
When is the best time to sell a home in Green Hills?
There is no single month that is right for every house. What I look at is the competition and the recent results: how many similar homes are for sale, how many are under contract, and how long recent sales took. As of my October 30, 2026 snapshot, there were 109 homes for sale and the homes that closed in the last three months averaged 32 days on market. Which public schools serve Green Hills homes?
Metro Nashville Public Schools assigns students to schools by the zone where they live, and MNPS asks you to enter the residential address in its Zone Finder to see the zoned school. I do not quote one school assignment for all of Green Hills. Enter the exact address in the MNPS Zone Finder or contact the MNPS Family Information Center to confirm the zoned school before you rely on it.
Do Green Hills homes have HOA fees?
It depends on the home. Whether a Green Hills house belongs to a homeowners association, and what any dues cost, depends on the specific property, so I do not quote one answer for the whole neighborhood. Check the listing details and the seller disclosures for the address, and I am glad to confirm it for any house you are considering.
How much are property taxes on a Green Hills home?
Property taxes here are set by the Metropolitan Government of Nashville and Davidson County. Residential property is assessed at 25 percent of its appraised value, and Metro's 2026 rate is $2.814 per $100 of assessed value inside the Urban Services District or $2.782 in the General Services District. Your bill depends on the appraised value and which district the address is in, so look up the parcel with the Davidson County Assessor of Property and use the Metro Trustee property tax calculator.
